The Dublin House Project – Launched

Dublin City Council seeks expressions of interest from groups of 2 to 4 households to purchase a site at 29-30 Fishamble St., Dublin 8 for the development of privately financed owner-occupier family-friendly homes.

Applicant groups will form a legal entity and be directly responsible for the design, finance, project management and construction of their homes, subject to planning approval.

Disposal will be subject to the approval of the elected members of Council. Terms and conditions apply.

Closing date for receipt of applications is Friday, 19th September 2014.

Dublin House is an initiative of Dublin City Council’s Housing Department through the City Architects Division to promote the potential of small-scale residential development in the inner city and inner suburban areas. It is a trial initiative to enable people to be citizen-developers by facilitating them to design and create their own bespoke homes for themselves in the city. The principle of promoting diverse owner-occupied city centre family-friendly homes is the underlying aspiration of the Dublin House project.

Dublin City Council is prepared to sell the site known as 29 & 30 Fishamble Street to a Group of households who want to develop the site for housing for themselves. The Group of households will be required to design, build and finance homes for themselves on the site and to remain living in the resultant properties as their primary place of residence for a period of not less than 10 years or such shorter period as to be agreed with the Council by way of a Development Licence.

The main objective of the project is to demonstrate that family-friendly apartments are possible and desirable within the city centre, however households do not need to have children to be considered. It would be envisaged that preferably no 1-bed units would be provided for in the development given that this household size has already been well catered for in the city centre, however a single 1-bed unit may be provided within the overall development where it comprises part of a larger development of family sized apartments. It is the under-provision of family sized private sector apartments in inner city locations that the Council wishes to help address through the Dublin House project as part of an exemplar project.

The Council sees its role as providing the site and offering in-kind support to the successful Group of households so that this particular vacant site can become a model of international best practice as well as reintroducing residential use back into this historic part of the city.
